Sell your house before foreclosure
If you have fallen behind on payments, selling is one option among several — and it is not always the right one. Talking to your lender about a repayment plan, a modification, or forbearance is worth doing first. If you have already been down that road and a sale makes more sense, buying directly can often close before the auction date and put whatever equity is left in your hands instead of losing it in the process.

- A direct purchase can often close ahead of a scheduled sale date, though how much room there is depends on how far along the process is.
- Whatever is left after the loan is paid off goes to you, not to fees.
- No commissions coming out of the proceeds at a point when every dollar matters.
- We deal with your lender's payoff department directly so you are not the one chasing figures.
- No repairs and no showings while you are already dealing with enough.
We are buyers, not attorneys or credit counselors. For advice about your loan, your options, or your credit, a HUD-approved housing counselor can help you at no cost — that is worth doing whether or not you ever call us.

Step 1 of 2Send the address and mention the situation. We take it from there.
Step 1 of 2: The property
Condition is not the deciding factor
We buy properties in every state on this list. It changes the number, not whether we are interested.
- Outdated but livable
- Major repairs needed
- Fire damage
- Water damage or mold
- Vacant or boarded up
- Tenant occupied
- Full of belongings
- Code violations
- Unpermitted work
- Half-finished renovation
- Deferred maintenance
- Structural problems
Three steps, no surprises
Selling directly should be simpler than listing, not just faster. Here is the whole thing.
- 01
Tell us about your property
Send the address and a few details. It takes about two minutes, and we do the research on our end rather than handing you homework.
- 02
Receive your offer
We look at the property, then give you a real number in writing along with the math behind it. Not a range, and not a number that changes later.
- 03
Choose your closing date
If you accept, you pick the day. Need weeks to move out? Take them. Need to be done sooner? We can work with that.
Questions about selling before foreclosure
Can I still sell after receiving a notice of default?
In most cases yes, right up until the property is actually sold at auction. The earlier you look at your options the more of them you have, so it is worth finding out where you stand rather than waiting.
Will selling hurt my credit?
The missed payments already reported stay on your record either way. A sale that pays the loan off stops more from accumulating and avoids a completed foreclosure being added. How that nets out for you specifically is a question for a housing counselor, and their advice is free.
What if I owe more than the house is worth?
That is a short sale, and it needs your lender's approval rather than just yours. It is slower and less certain than a normal sale. Tell us the balance and we will tell you whether it is worth pursuing.
How much time do I actually have?
It depends on where you are in the process and on the rules where the property sits. Any notice you have received will have dates on it. Send us what you have and we will be straight with you about whether a purchase can realistically close in time.
