Sell a House in Probate

Sell a house that is going through probate

Probate takes as long as it takes, and an empty house does not pause while it runs. Taxes, insurance, utilities, and upkeep all keep going. Buying probate properties is routine for us, and we can work alongside your attorney rather than adding another thing for you to manage.

An illustrative example, not a property we have purchased.
  • Court confirmation and attorney coordination are familiar territory, not a reason for us to walk away.
  • Buying as-is means there is no repair negotiation to slow an already slow process.
  • We can hold our offer while the court works through its own schedule.
  • Vacant, still furnished, or in rough shape — none of that changes whether we are interested.
  • If a personal representative has authority to sell, we can usually move as soon as you are ready.

Not sure whether the estate is far enough along to sell? Call us. We will tell you honestly, even when the answer is not yet.

Condition is not the deciding factor

We buy properties in every state on this list. It changes the number, not whether we are interested.

  • Outdated but livable
  • Major repairs needed
  • Fire damage
  • Water damage or mold
  • Vacant or boarded up
  • Tenant occupied
  • Full of belongings
  • Code violations
  • Unpermitted work
  • Half-finished renovation
  • Deferred maintenance
  • Structural problems
The process

Three steps, no surprises

Selling directly should be simpler than listing, not just faster. Here is the whole thing.

  1. 01

    Tell us about your property

Send the address and a few details. It takes about two minutes, and we do the research on our end rather than handing you homework.

  2. 02

    Receive your offer

We look at the property, then give you a real number in writing along with the math behind it. Not a range, and not a number that changes later.

  3. 03

    Choose your closing date

If you accept, you pick the day. Need weeks to move out? Take them. Need to be done sooner? We can work with that.

Questions

Questions about selling a house in probate

Can a house be sold while it is still in probate?

Usually, though the process depends on the authority the personal representative was granted and on local court practice. Some sales need court confirmation and some do not. Your probate attorney will know which applies, and we work either way.

Do I need an attorney to sell a probate property?

In most probate sales there is already an attorney involved in the estate, and we would rather work with them than around them. If you do not have one, that is worth sorting out before a sale rather than during it.

How long does a probate sale take?

The purchase itself is quick. The court's calendar is the part nobody controls. We plan around the hearing date rather than promising a closing date the court has not made possible yet.
