Sell an Inherited House

Sell an inherited house without fixing it up

Inheriting a house usually means inheriting a list. The property is full of someone else's belongings, the roof has needed work for a decade, taxes and insurance keep coming due, and everyone who inherited it has a different opinion about what to do next. Selling as-is takes most of that off the table at once.

  • Leave whatever you do not want. Take what matters to you and we handle the rest — it does not change the offer.
  • No repairs. An old roof, a dated kitchen, or years of deferred maintenance get priced in, not turned into a punch list.
  • We work with multiple heirs and can wait while everyone reads, asks questions, and signs.
  • If the estate is still in probate, a sale is often still possible. The court's timeline becomes part of the plan.
  • You choose the closing date around the estate, not around us.

Send the address and we will tell you what we can pay. If you would walk away with more by listing it, we will tell you that instead.

Condition is not the deciding factor

We buy properties in every state on this list. It changes the number, not whether we are interested.

  • Outdated but livable
  • Major repairs needed
  • Fire damage
  • Water damage or mold
  • Vacant or boarded up
  • Tenant occupied
  • Full of belongings
  • Code violations
  • Unpermitted work
  • Half-finished renovation
  • Deferred maintenance
  • Structural problems
The process

Three steps, no surprises

Selling directly should be simpler than listing, not just faster. Here is the whole thing.

  1. 01

    Tell us about your property

Send the address and a few details. It takes about two minutes, and we do the research on our end rather than handing you homework.

  2. 02

    Receive your offer

We look at the property, then give you a real number in writing along with the math behind it. Not a range, and not a number that changes later.

  3. 03

    Choose your closing date

If you accept, you pick the day. Need weeks to move out? Take them. Need to be done sooner? We can work with that.

Questions

Questions about selling an inherited house

Can I sell an inherited house before the estate is settled?

Often, yes — it depends on how the property was left. If it passed through a trust or a transfer-on-death deed, you may be able to sell right away. If it is going through probate, the court usually has to approve the sale first. Tell us how the property was left to you and we will tell you what we are seeing.

Do I have to clean out the house first?

No. Take what you want to keep and leave everything else where it sits. Clearing the property is our job after closing, and it does not reduce the offer.

What if my siblings and I do not agree about selling?

Everyone on title has to agree before a sale can happen. We are happy to walk all the heirs through the same numbers at the same time so nobody feels rushed or cut out of the decision.

Will selling an inherited house cost me in taxes?

That depends on the property's stepped-up basis and your own situation, which is a question for a CPA rather than for us. We are glad to give you the sale figures in writing so your accountant has real numbers to work with.
