Sell a rental property, tenants and all
Being a landlord stops being worth it at some point. A tenant who has stopped paying, a unit that costs more than it returns, or simply being done with the calls. You do not have to empty the property, end a lease, or evict anyone before you can sell it.

- Occupied is fine. We buy with tenants in place and take over the lease at closing.
- No eviction required first. If one is needed, it becomes our matter after closing, not yours.
- Behind on rent, month-to-month, or a housing-voucher tenancy — tell us and we will price it accordingly.
- No showings disturbing your tenants and no notices to post on their door.
- Multiple units or a small portfolio? Send the whole list rather than one at a time.
Tell us what the rent roll actually looks like, including the parts you would rather not put in an ad. Accurate beats flattering — it gets you a number that holds.

Step 1 of 2Send the address and mention the situation. We take it from there.
Step 1 of 2: The property
Condition is not the deciding factor
We buy properties in every state on this list. It changes the number, not whether we are interested.
- Outdated but livable
- Major repairs needed
- Fire damage
- Water damage or mold
- Vacant or boarded up
- Tenant occupied
- Full of belongings
- Code violations
- Unpermitted work
- Half-finished renovation
- Deferred maintenance
- Structural problems
Three steps, no surprises
Selling directly should be simpler than listing, not just faster. Here is the whole thing.
- 01
Tell us about your property
Send the address and a few details. It takes about two minutes, and we do the research on our end rather than handing you homework.
- 02
Receive your offer
We look at the property, then give you a real number in writing along with the math behind it. Not a range, and not a number that changes later.
- 03
Choose your closing date
If you accept, you pick the day. Need weeks to move out? Take them. Need to be done sooner? We can work with that.
Questions about selling a rental with tenants
Do I have to evict my tenants before selling?
No. We buy occupied properties regularly. If the tenancy needs to end, that is something we handle after closing under our own name.
What happens to the security deposits?
Deposits transfer to us at closing and are credited on the settlement statement, the same as in any occupied sale. Your obligation to the tenant transfers with the property.
Can you buy a property with a tenant who is not paying?
Yes. A non-paying tenant affects the number, but it does not stop the sale. It is one of the more common reasons landlords call us in the first place.
Do my tenants have to be told?
They will need proper notice of the change in ownership and where to send rent, which we handle. We are not going to knock on their door during your decision-making.
